Living Costs

Before moving to malaysia, i tried to get a clear picture about the cost of living in Malaysia. But I wasn't able to get a clear idea through online materials. I was at a disadvantage during the salary negotiation.

Now having lived here in malaysia, i thought of listing down the expenses i have incurred/noticed to help others to get a sense of living costs in Kualalumpur, Malaysia.

Income Tax

Tax is comparatively high in malaysia with very less standard deductions on the income. Apart from the Income tax, there is a 12.5% service/government tax in all the Big restaurants.

Current Applicable Rates

Housing Costs in Malaysia

Property Price/Rentals

Basic Double Storey Houses costs around RM 300,000 in the outskirts to around RM 500,000 close to the city. The rent for the same varies from RM 1000 to RM 1600. The housing costs around a million ringgits in high demand areas and the rent costs upwards of RM 3000.

The Basic Condo Prices, for a 1000 Sqft, vary from 160000 in the outskirts to RM 300000 close to the city. The rent for the same varies from RM 1000 to 2000.

Upscale Condos in high demand areas costs upwards of RM 500,000 and the rent will be from RM 3000 & above.

Most of the rental house/condos are available as unfurnished and the rent goes up depening on the furnishing level.

Transportation Costs in Malaysia

Public transport is very inadequate for a normal living and owning a car is a must. Mostly a car per working adult is a must. so working couples will need to own two cars to avoid lot inconvenience.

The cost of ownership of a car is very high and it could be among the worst place to own a car. Petrol costs RM 1.80 per litre and most of the roads are toll roads. It will cost easily around RM 100 for a average home to office/shopping in a month.

Eating out at hawker stalls are very common in malaysia and costs are generally cheaper compared to restaurants.

Theme Park - a day pass - around RM 50

Utilities/Services Costs in Malaysia

For a limited usage in a month,

Mobile - RM 150 - 200

Landline - RM 100

Broadband - RM 80

Electricity Bill - RM 80 - 100

Water Bill - for normal usage - RM 0 ( yes that is right..zero )

Appliances

32 Inch LCD TV - 2000 - 3000

Refridgerator - RM 1000 - 2000

Washing Machine - RM 1000 - 1500

Home Theatre System - RM 800 - 2000

Sofa - RM 2000 - 5000

Mattresses - RM 1000-4000

Bed Frame - RM 1000-3000

Healthcare Costs

Visit to a clinic for fever/cough - RM 50 - 100

Visit to a Hospital - RM 100 - 200

Mostly the medicinesare imported from either europe/US/australia...so the cost will be in comparable to those countries.

Health Insurance per person - RM 150 - 200 is advisable, which covers the accident/hospitalization charges. Still most of the insurance wont cover the visits to the clinic/hospital. Only hospitalization is covered.

A typical malaysian starting Salary in Kualalumpur

Sales clerk - RM 1500

Fresh graduate - RM 1500 - RM 2000

Teachers - RM 2000 - RM 3000

IT Engineers - RM 3000 - RM 4000

Doctors - RM 6000 - RM 8000

Drivers - RM 1200 - RM 1500

Technicians - RM 1500 - RM 1800

Admin Clerks - RM 1100 - RM 1300

Malaysian Jobsites generally lists the jobs along with the salary offer. Browsing through a good site like www.jobstreet.com.my will give a rough idea about the salary levels offered for different jobs.

On the average, a salary of RM 4000 is enough for a basic living in malaysia. Anything above RM 6000 ensures a decent living and with RM 10,000 per month, the life could be really comfortable.

How much is enough for a decent living in Malaysia

That is the question everyone visiting this hub seems to be interested in. But that is a question which has no straight answers. Everyone's lifestyle is different and the definition of decent living varies with people. So here is my best effort.

On the average, a salary of RM 4000 is enough for a basic living in malaysia. Anything above RM 6000 ensures a decent living and with RM 10,000 per month, the life could be really comfortable.

Malaysia is a tough place to live in. Getting a steady job here ie.government work are all reserved for the malays. They dont care much about other races. In fact, this is quite a racist country, where u will get picked on, called names and discriminated against. Medical facilities are poor and even the hospital smells. Not only the medication here are of imitation but majority of the houshold, electrical etc. Weather here are getting warmer and the heat plus the high humidity can be very uncomfortable. The road systems are unorganized and nearly everyone here owns a car. Driving here is a challenge. Road rage and rude drivers are everyday thing. Crimes here are common. Robbery, murders, rape and now the drugs- meth is just a everyday thing. U probably would here of it so much on the news as the media is controlled by the corrupted government trying to put wool over its citizen's eye. So if u r thinking to staying in malaysia think deeper. There are a lot of better place in this world than Malaysia.

Hi, I was born and raised in Malaysia.

I agree with Evan, if your salary is above RM4k, you will be able to live comfortably. However, given that the perceived level of comfort varies between individuals, let me try to explain what RM4k a month may get you:

1. Monthly car installment ( B-segement; toyota vios/city): RM900-1000

2. House rent (not apartment): RM1000-15000

3. Car maintenance/fuel/tolls: RM300-500

4. Groceries: RM200-300

5. Utility bills: RM100-150

6. Entertainment/eat out/satellite tv: RM300-400

7. Misc: RM500

The above is an estimation only, i may have missed other costs. With RM4k a month, you would be classified as a middle class Malaysian, and may be able to save around a few hundred RM a month, if you are careful.

Note: if you have a child, maybe add a few hundred RM as costs as well.

This is a nice sharing. I'v been working in KL as snr consultant since jan 2012. Received first salary, i was suprised for the first 6 months tax 26%. Then, later this income tax will be normal follow the tax regulation in MY.

To buy t

he car, they require guarantor and downpayment about 20 - 30% for foreigner. Please prepare your international driving license or convert it to malaysian's.

If u not in a hurry to bring ur family or only to come alone, there are some options like to stay in a budget hotel RM70 / day in average.

Actually they also offer a rented room in a house/apartment/condo. Per month is about RM 300. But for a foreigner like us, this option is very rare it seems.

If you are in negotiation, example ur skill and experience is 5 to 10 yrs, try to put 'save' level at RM8500 permonth.

Raj, 5K for 1 person is not too bad, you will have a take home of about 4K. I am assuming you are about mid 20s... if you are hitting 30 and 5K salary, slightly on the low side. you want to think about housing, of late, the numbers have skyrocketed alot. prices have doubled in many places over the last 5 yrs.

First,if you have salary about rm4000 and above,u will live comfortably and will not have any problem if you know how to handle your finance.

And not all education here are bad, they have three local universities nominated for apex and one of them is apex,USM,UKM,and UM.

And who got the petronas offer?it's a waste if you didn't go dude. And about services and all, every places in this world have their own good and bad,only if you know to go to the right places,then it won't be a problem. But yeah, they charged extra for foreigners because malaysia money is not that high in value, i'm not sure now,so they need to find a way to balance their economies

@KimConstable: 435000 RM is a very decent salary but then consider the 26% tax you will be paying. Moreover, I am getting close to 120000 RM per annum and I am working as a Software Engineer with an experience of 4 years. So for a Senior VP, 435000 RM doesn't sounds that exciting. So just ponder of various factors before you take the final call. All the best! :)

@Mandeep : 7500 RM will not be sufficient since you will need to pay 26% on this amount ans so you will be getting just 5550 RM per months. Ask them to pay you At least 8500 if you have 3+ yrs of experience. If your experience is more than 4+ then you should be getting more. Also check for other benefits.

Hi 435,000 RM is an axcellent salary in KL for an SVP. The only issue is that it can be an odd place to work in Malaysian banks especially as an expat. I did it once and the internal politics was awful as you have 3 races all competing against each other and you belong to non! and logic is Alice in wonderland lol. However give it a go just be flexible! and on that salary you will live well :)

Regarding your comment on Mudah and foreigners. I have bought and sold items on Mudah since I moved here and haven't had any problems. I think Mudah is good for finding some used products and even property (although I didnt find the house I bought in Malaysia through Mudah). Unfortunately, Malaysia doesn't really have many second hand shops like Salvation Army etc. in the US here... so I find Mudah is the next best option.

I can foresee that most of your guys plan to move into KL. If you're single, no big issues.. Room can be rented and I believe there a few people here don't mind to shared a house with different gender. For couples or family, there is always an options. Some of sites you might consider is http://www.mudah.my . A lot of thing u can find there but sometimes they have issues dealing with foreigners.

The most important, you have the valid visa and all the related documentation.

If you are a foreigner thinking of moving/working in KL, please ask what is the nett salary you're expecting to receive after taxation etc. For single - remember that you can are just gonna waste your time working here if the nett pay is RM3000. The minimum should be RM3500. For IT side, Developers and Programmers, salary range for local is RM3000-RM5000. Senior developers with 5 years experience or more should at least reach RM6000. Getting RM7000 for developer job is above the industry standard. Locals who just graduated with a bachelor degree in something usually earn between RM2000-RM2800, anything higher is above the industry standard and depends on the hiring company. That's the base salary.

On top of that, you should get paid double your daily salary for days when you work during the public holidays. Some foreigners esp those from India, tend to get paid higher than local in lieu of benefits i.e. no sign-on bonus, no contractual bonus, no performance bonus, no medical leave (usually 14 days), no medical/dental/optical claims (up to RM2000 for big companies) - meaning expenses related to these three cannot claim against the company (that sucks because if you get sick like flu or fever the minimum is RM25 if you visit a clinic), no minimum 14-days annual paid leave, etc. So make sure you have that sort of benefits as part of the package.

For families, you need a minimum nett pay of RM5000 to live. KL is not a cheap place to live. If you're sending your kids to any of the international school like Alice Smith, the cost is around RM30,000 per semester (3 months) x 4 semester a year = that's RM120,000 you gotta cough up!! So darn expensive!

For "mat salleh" expats (meaning caucasian), the salary range tends to be on the higher end than most people locals included, especially if you're in specialized industries like Oil and Gas (manager level RM40,000 per month at the very least, of which most of it will go to tax :P with loads of perks like annual flight back to home country, partially subsidized or fully subsidized accomodations that usually cost RM2000-RM11,000 per month for fully furnish upscale living area)

----Additional Info for IT/Base salary before tax, 11% epf and socso deductions (compulsory) ------------

Lead IT Architect, Infrastructure (Development) salary range is RM7000-RM9000.

Network Infrastructure engineer & IT Support salary range is RM5000-RM7000.

IT or Network Manager Level RM7000-RM12,000.

Accounting Salary Range

Account Exec - RM3000-RM4500 depends on experience in years.

Account Manager, Jr Accountant - RM5000-RM6500.

Accountant RM7000-RM9000 (minimum)

CFO (anything below RM9000 the company is stingy/cheapskate :P)

For single..... If you get nett pay of RM3000, RM1000-RM1500 goes to your rent, transportation, phone, internet, food (no need to cook just buy something simple that cost RM5), books, grocery etc. RM1000 for saving. The other RM500 is your daily allowance to work, if you dont use it, you can save it... for maybe travel. Daily food (each meal) expect to pay between RM3.00 to RM10.00 from food court. U dont need tv if you subscribe to internet cuz you will be surfing hahaha (as low as RM59 per month). Phone bills, get prepaid where you only need to top up RM30 per month to keep it álive'. To call your family, use Skype or IDD call card cuz its cheaper.

A 2500 will be a admin or customer service position salary or for people who have about 2-3 years of working experience in general. If u specialise in certain area u need to get more than RM3000 (with accomodation provided). A hse or apt rental at average u can get 1500 - 2500 (guarded apt as well). To bring a spouse or kid definately have to earn more than 5K. If u are single 3.5K - 4K will be comfortable and still got money to spend and save.

(Average living standard)

Accomodation

Apartment 1500 - 2500

Room 500 - 800

Transport 300 per mth

Food (Cook at home & some take outs)

Single 400 - 500 per month

Family 800 - 1000 per mth

Utilities - Water & Electricity 200 - 300

Cable TV - RM80 - 120

Telephone - Depending on the usage

Those will be the basic expenses. So the rest will be choices that u make.

Single 3K and above is okay.

Family will need 5K and above. International schools fees are expensive.

I disagree completely with your representation. It is not only about the cost of living but about the quality of life and consumption> A 3 Euros glass of wine costs 7 Euros in KL (3 Euros in Paris): a decent 1 Euro coffee packet another 6 or 7, any social activity means spending money. Any social activity for Westerners implies a premium price, this is double what the locals would pay for a mediocre fare. Waiters and all sorts of service attendants are ignorant, rude uneducated, an some of the Muslim ones slow and arrogant (a real anti service society, in which an extremist streak of Islam is gaining ground and non abiding foreign customers are easily vituperated, forget about offering any feedback or advice, you are not allowed to do it, their arrogance is never ending, never try to complain for an abuse as would always be the losing side). Food of any type is normally second class, excepting tropical fruits and some Indian cheap dishes. There is an army of mistreated inmigrants, payed miserably who populate all sorts of stalls that offer some aberrations, referred as Western food, and a plethora of boring local specialities. Dirty, and plagued with infected rats the size of dogs, cheap restaurants differ in quality and standards of fecal stench in toilets. There are no public parks, pensioner homes (pensioners live secluded terrified to drive their cars in the most horrible roads I have seen after China, where reckless driving seems the national pastime, interpersed by bouts of macho adrenaline in which it seemed as they would like to expel your from roads, it seems as they were constantly arguing in the roads and they had earned their driving permits as casino prize)> Cultural activities are almost no existent, irrational censorship is everywhere; censored and multi cut cinema for children is widely available, forget about any decent movie with seventeen cuts or barred from exhibition; people is rude, racist and incapable of taking any criticism, an aspect that influences the lowest quality of service possible. Life is boring to the extremes, as the tighest social norms prevent any other social interaction that does not imply consumption or money exchanges, everybody seems obsessed with money, even if many Malaysians own substantial amounts of it. Mcdonalds is one of the

few cheap decent restaurants in the country, where at least it is possible to find the cheapest burguer on earth, provided you paid for parking and touch and go, this is taking into account average wages of 500 US dollars. In sum, it looks better that it really is, and it is definitely more expensive that it seems, at all levels, specially if you can not learn to go native fast or you are not charged the same prices, as cheating the foreigner is a another national passtime

it is depend on how u spend. if u live in KL like a rich man.. 10000 MYR could be still not enough. If u manage your spending wisely, with 10k per month u can feed 3kid(including school fees), bought a car, bought n pay monthly for 3 houses, n still can have 4k saving per month..;)

if u plan to live in decent but sometimes want to have luxury style also -> if alone without kid n not planning to buy any asset,4000MYR more than enough. still can save 2000MYR easily per month..

Anything above RM5000 you can live quite comfortable. With dependent is also o.k. but if you are thinking of international school for the children, RM5000 could be a struggle. Any couple with non schooling kids, RM5000 is o.k. For Single, RM3000 above is o.k.

My salary working with engineering firm around 9k, and its very comfortable for me with 2 dependent.

If you intend to retire or live here for a longer period there's a lot of things to be considered by you. Basically, first thing to do is don’t overpay spending your tight pension money here and there. Second, find cheaper or perhaps unusual ways or methods to buy expensive items.

I know it's not easy since you have to do a lot of self-research. I am a western expat in Malaysia. A number of the costs listed here are an over-estimation of living costs in Malaysia. For a single person it is easy to live comfortably on a salary of RM4000/month, even in KL. For a family, 6000 and above is comfortable.

If you are paying over 3000/month for the long-term rent of a standard three-bedroom apartment, you are paying too much. If you are without a family it is easy to share decent accommodation for less than 1500/month or get a studio apartment for between 1800-2500/month.

If you are an expat you should however be demanding more than the average for your profession in Malaysia.

That is for KL, if you are talking about JB, you might want to add 10% to all the expenses. JB is more expensive than KL. In those small towns, rental is cheap. You can rent a big house for less than RM500 per month.

Hello Santosh, i would think 7500 is good enough for a decent living..but for a clear decision you should compare the new offer against your current salary at your current location...

1500 - 2000 for house

800 - 1200 for car ( plus the down payment of 10% if you are buying a new car)

2500 - for food

you should have some money left to save....also remember medical expenses are quite high here.

Thanks very much, i did read through your blog and must say very informative. Either ways wanted to ask you again, sorry if am being a pain by asking the same questions which have been asked before by some people, If i have a salary of around RM 7500 per month after tax, will a family of THree which is father, mother and infant baby be able to live a comfortable life which includes complete furnished accomodation, buy a car and save some money. Am planning to migrate to Cyberjaya hence need this reconfirmation from your end. If we have to relocate we will have a infant with us as well. All am looking for is comfortable fully furnished accomodation, good standard of living with no compramise, take care of our infant baby and wife and also save some money out of the RM 7,500 i receive post deduction of tax. Please advice

I've been in Malaysia a few weeks now and KL for part of that.

The prices seem accurate but of course by living here you can get cheaper. Cinema ticket is only 6RM if you go on a wednesday. Magazines are expensive at about 50RM each for a UK publication. You can eat in the food court, meal and drink for about 5RM, but you do need to know how to order the food, they won't have menus. Internet cafe will cost about 1-2RM per 1/2hour too.

that is a very good site...you could check for rentals in bangsar through that site...the rental listings in this site is very comprehensive......you could directly call the owner/agents to view the units....In KL, you dont need to pay a commission if you go through an agent...only the property owner pays the agent commision... also there are new apartments right next to KL sentral..you could check there too.....good luck.

P.S. In french, KAM means dope...is it right?

I finally decided to come to Malaysia and I ve been in KL for 2 days now. I am at Le Meridien Hotel (paied by the company) and I have to find an appartment ASAP. But I have no idea how to look for one. No agencies here? Do U know any websites?

My housing allowance is 1500 MYR and I am willing to go up to 1800 idf necessary (I have a 1500 MYR Housing allowance + 4000 MYR per month).

I work right next to KL Sentral.

Any recommendations? Thanks for your help. I have no idea where to start and don t know anything about the city except KL Sentral.

Some colleagues recommended me to look for something in Bangsar as its supposed to be not far and next to a train station.

Any suggestions?? :)

Hello "Desert", yes..the data is recent....10000+ is a good salary for a living in malaysia...i have update the tax info above..you can also check out the official site from the link above.... ..for a salary of 10000+, monthly tax deductions will be 1000+...i have never been to johor...so not sure how good is city...Penang/Kualalumpur/Ipoh cities are good...

Hello Omveer...puchong is well outside of Kuala lumpur...rentals possible for 600..if you are a single and like to share a house with others..you could save some money...you have to add up your expenses based on the above info and decide for yourself.

Hello King,

You could get an apartment for RM 2000...checkout the site iproperty.com.my it will give you a good idea...Groceries could cost around RM 1000 and for eating out...RM 1500-2000. If you want to buy a car, monthly emi could be around 700-2000 depending on the car.

9000 RM is a good money for a decent living. But whether it is a good salary or not depends on the salary you are getting currently and cost of living at your current place.

I am offered a job at Cyberjaya for about 9,000MR per month. I have a newborn and we plan to stay at Cyberjaya. Will a salary of 9,000MR be good enough for a very comfortable life at CJ ?

Your office location is right next to the major train network. You could get a two bed room apartment for RM 1500 to 2000 nearby. If you have a car, you could get an apartment for RM 1000 little away from your office. Also i think car is a must. It will be too hot in the daytime with torrential rain almost every evening. Life wont be fun without a car....the train networks are not like the one in Paris...the services are limited...6000 MYR is a good enough salary for a local resident...But for an european, i believe it is too much of trouble to come and live in malaysia just for the equivalent of 1000 Euros...unless ofcourse you like malaysia and want to spend some time here.

They offered me only 4000 MR. I asked for 6500 (not negociable in my opinion). Do you think it would be enough without a car? As I would still have the taxes of course... How much do U think the rent would be if I live next to the office?

Do you think I could live in Malaysia, pay taxes, take taxis, eat out, and get a 2 bedroom appartment without having too much worries with a salary of 6000 MYR?

Hello Balaji...your office location is right in the heart of kualalumpur. If you want to stay very near to office you may have to spend RM 3000-4000 just for rent. Staying "1 peakhour drive"away from office will cost around RM 2000. Negotiate for a company car...otherwise you will end up spending a lot in settling down initially. Oil & Gas being the lucrative industry, you could bargain for more...anything around 7K should be good.

I would think RM 6000 is a good amount to pay the mortgages and other expenses in a month...RM 10,000 would be comfortable.
